This wasn’t just a rebuild — it was a reclamation. The original frame had potential, but needed a bigger vision to meet modern utility. Storage, cooking capability, and seasonal readiness were all missing from the original design. By blending adaptive framing with a grounded layout, the structure could evolve into something that truly supported both function and comfort.

-Reconstructed the original gazebo frame using labeled parts and intuitive alignment

-One at 4 feet deep for stove/refrigerator use

-Scrape and seal concrete wall with Drylok (124 sq ft)
-Frame, insulate, and finish small panel above garage door

In the office:

-Fix all corners with joint compound; skim walls
-Paint walls, 4 doors, trim, and wood feature wall behind workstation
-Lower chair rail and install approx. 48’ of crown molding

-Installed five 12" and three 16" deep footings with 6x6 support posts

-Returned to the sliding glass doors — carefully restored track systems and got both doors fully operational, shocking the homeowner who thought replacement was the only option

-Installed all new CDX plywood sheathing
-Laid 30 lb felt underlayment with ice & water shield at all eaves, valleys, chimney base, and around roof penetrations

🤕 Symptoms:

-Old wood shelving areas inside garage door were dirty, uneven, and not designed for cleanlyness
-Aged workbench and pegboard in the basement were showing signs of wear

This basement space had good bones, but its surfaces weren’t up to the task — or the times. Moisture-prone concrete walls, decaying shelves, and patchy work areas left the space looking tired and underperforming. From a construction and metaphysical standpoint, clutter and deterioration block function and energy flow. What it needed was a clean sweep, a durable refresh, and a smarter structure built for daily use and long-term utility.

🛠️ Treatment Plan:

Garage Shelving (x2)
-replaced existing shelves with vinyl plank board cut to size
-Installed new Frp and Vinyl plank to backs, sides, and tops of both shelf areas (glued + nailed)
-Trimmed out the front edges using custom-ripped vinyl plank
-Caulked all inside corners for a clean seal

Workbench Table Area

-Removed pegboard and original desk and shelving
-Cut and installed FRP paneling totaly over entire desk using FRP glue
-Added ¾” vinyl composite material for custom shelving as needed for enhanced functionality

🩺 Patient: Historic spiritual center with multi-phase roof deterioration across gambrel, mansard, and dormer features.
Referred by: Building manager after chronic leaks, visible shingle loss, and failing cedar siding exposed deeper systemic failure.

-Water infiltration at multiple transitions: gambrel slopes, mansard returns, and dormer cheek walls.
-Rotten decking hidden beneath shingle layers, with underlayment improperly installed or missing altogether.
-Aging cedar shake siding on dormers curling and shedding.

 This wasn’t just a roof issue—it was a preservation issue. The building’s architectural charm was being compromised by decades of shortcut repairs and surface-level fixes. Dormers, with their vulnerable angles and complex transitions, had become water traps. Improper flashing and the absence of a breathable but waterproof underlayment created internal rot and systemic vulnerability.

This project had to do more than “stop the leaks.” It had to respect the original character of the building while bringing it into modern standards for protection and longevity.

-Full tear-off down to deck on gambrel, mansard, and dormer zones (2000 sq ft)
-CDX plywood installed over existing decking for structural stability, staggered and rafter-fastened

-Drip edge and rake trim installed for sharp water channeling
-Owens Corning Duration shingles with SureNail installed to manufacturer spec

-Sheetrocked and taped all modified wall surfaces, including repair and repaint of ceiling in blended finish

-Removed and reinstalled toilet with updated supply lines and a fresh wax ring

This unit had the bones, but no connective tissue. The original flooring system had gaps in both alignment and moisture defense. Meanwhile, the bathroom tub area was framed out but structurally unsupported for fixtures — no blocking, no waterproofing, no tile integrity. The subfloor screws were sparse, leaving movement and instability underfoot.

A high-traffic unit like this one, with multiple transitional zones and shared ownership, needed consistency, security, and waterproofing at its core — plus hardware updates to bring the entry up to par.

-Subfloor + Underlayment:
-Installed vapor barrier over existing subfloor
-Installed 332.5 sq ft of LVT click-lock flooring in a continuous run — bathroom, hallway, kitchen, dining, and living room entry
