📍 What You’re Looking At:
This was a full interior transformation that prioritized open space, better movement, and practical upgrades throughout. The original layout had tight walls and outdated finishes that were holding the place back.

Visible in the photos:

  • The half kitchen wall was cut open and turned into a bar-height dining surface, giving the space a modern, usable edge.
  • A full dividing wall was removed to connect the living area and old bedroom into a more breathable open-plan layout.
  • The original floors were replaced throughout the upstairs with LifeProof floating vinyl plank — soft underfoot, waterproof, and ready for real life.
  • The spiral staircase remained but was surrounded with new flooring and opened into a clean, airy gathering space.
  • Downstairs, a former laundry room became a full bathroom — new shower, toilet, vanity, and lighting.
  • The closet was converted into a functioning laundry zone for a better flow.
  • A new egress window was installed to bring the lower-level bedroom up to code — giving it natural light and safe exit access.
  • Outside, we excavated the septic line and installed a new main drain pipe from the house to the tank. A septic lid extension was added to make emergency pump-outs easier and future service faster.

✔️ Keep the flooring clean with light, non-abrasive cleaners — the finish is tough but appreciates care
✔️ Stay ahead of septic maintenance — with the new access lid, it's easy to monitor and pump as needed

❌ Don’t ignore the egress window well — keep leaves and debris from piling up to ensure quick escape if ever needed

🤕 Symptoms: -Tight, restrictive layout with dividing walls blocking natural flow -Living room and kitchen disconnected, cutting off usable space -Basement laundry setup taking up valuable square footage -Non-code-compliant basement bedroom lacking egress -Uneven traffic flow from room to room -Septic line showing signs of failure with limited exterior access 🩺 Diagnosis: The home had potential but was locked into an outdated rhythm. Energy couldn’t move freely — too many walls, not enough flow. At the same time, some foundational concerns were starting to rise, literally from underground. The layout needed to be opened, realigned, and grounded in practicality, while keeping the project aligned with the homeowner’s budget and long-term vision. 🛠️ Treatment Plan: -Removed half the kitchen wall and a full living/bedroom dividing wall to create an open floor plan -Reinforced the kitchen wall cutout and transformed it into a bar-height dining surface -Installed LifeProof floating vinyl plank flooring throughout the upper floor — durable, waterproof, and clean -Converted the basement laundry room into a full bathroom, complete with shower, vanity, and toilet -Repurposed an adjacent closet into a functional laundry space -Installed a new basement egress window to bring the bedroom up to code and add natural light -Excavated the property to access the failing line and replaced the main drain pipe from septic to house -Added a septic riser extension to make future maintenance faster and safer -Finished with trim, drywall, and cosmetic touches to lock in a clean, cohesive look 💡 Prognosis: Once we opened this layout, the energy changed — literally. Walls block more than footsteps. They block light, airflow, and the way a space makes you feel. With better flow, better light, and now a solid septic system, this house is no longer stuck — and neither is the person living in it.
