Client: Condo Association 🤕 Symptoms: -Subfloor creaking and lacking vapor barrier protection -Tub surround framed but unfinished — no water protection or support for safety accessories -Floors across kitchen, hallway, bath, and living area were mismatched, uneven, and visually disjointed -No cohesive transition system between rooms -Entry hardware was loose and dated 🩺 Diagnosis: This unit had the bones, but no connective tissue. The original flooring system had gaps in both alignment and moisture defense. Meanwhile, the bathroom tub area was framed out but structurally unsupported for fixtures — no blocking, no waterproofing, no tile integrity. The subfloor screws were sparse, leaving movement and instability underfoot. A high-traffic unit like this one, with multiple transitional zones and shared ownership, needed consistency, security, and waterproofing at its core — plus hardware updates to bring the entry up to par. 🛠️ Treatment Plan: -Subfloor + Underlayment: -Installed vapor barrier over existing subfloor -Installed 332.5 sq ft of LVT click-lock flooring in a continuous run — bathroom, hallway, kitchen, dining, and living room entry -Laid additional luan sheathing for support and fastened with precision screws to eliminate bounce or gaps Trim & Finishing Touches: -Cut and installed 4 custom transition strips with mitered angles for smooth room-to-room flow -Installed brass deadbolt/entry lock combo at front door Bathroom Revamp: -Framed and added blocking in tub surround to support 2 grab bars -Installed HardieBacker cement board to tub area with proper shims to level out inconsistencies -Applied RedGard waterproofing membrane to all wet wall surfaces -Tiled 78.5 sq ft in total using brilliant white subway tile, bullnose trim, and a hexagonal marble accent band -Installed 1 safety grab bar with shelf, 1 soap dish, and all hardware sealed for long-term use 💡 Prognosis: This condo is now ready for real-life use — durable, safe, and styled clean. The click-lock LVT flooring offers scratch-resistant, water-resistant performance that will last through seasons of wear, while the custom tub surround brings a hotel-like feel to a rental-grade unit.   • Subfloor prep: vapor barrier rolled out wall-to-wall, luan underlayment fitted, seams sanded and screwed tight to stop movement and squeaks.

  • LVT plank install: click-lock panels tapped together, running through five different rooms with continuous grain, no step-ups or transitions to trip over.

  • Custom transition strips: four separate hardwood transitions, each measured, mitered, and fitted for a seamless finish between flooring types and thresholds.

  • Tub surround: blocking added at exact heights for grab bars, cement board installed and waterproofed with RedGard, tile layout mapped and set with tight grout lines and marble accents.

  • Grab bars, shelf, and soap dish set solid in the tile — all fasteners sealed, no flex, no shortcuts.

  • Finished entry: new brass hardware aligned and installed, closing flush and operating smoothly.

  • The final effect is unified: floors flow from kitchen to hallway to bath and living, no visual stops, no creaks or gaps, and a tub surround built to handle moisture, movement, and heavy use.

  • Every upgrade is both hidden and visible — from the buried blocking and vapor barrier to the new tile faces and entry hardware.
