Patient: Mid-century residential bathroom — outdated, inefficient, and energetically stagnant Referred by: Investor client preparing property for resale, aiming to modernize and refresh interior 🤕 Symptoms: -Aging tile with fading grout and water staining -Cracked or softened drywall behind old wall finishes -Low-functioning fixtures: dated sink, floor-wobbling toilet, and loose cabinetry -Dull paint and mismatched elements dragging down the visual clarity of the room -A general sense of stagnation — the space felt tight, dim, and neglected 🩺 Diagnosis: The room didn’t just look tired — it felt cluttered and dense, the way spaces get when finishes and function aren’t aligned. There’s a mental weight that builds up in old bathrooms. Damp tile, stained surfaces, broken color schemes — it subtly slows you down. When you live in a room like that long enough, you stop expecting it to feel any better. This room needed a reset, not just a remodel. Clean lines, dry materials, brighter tone — and a return to structural honesty behind the walls. 🛠️ Treatment Plan: -Removed and replaced all existing drywall to correct and strengthen the foundation -Fully demoed shower wall tile and flooring, replacing with new materials for clean waterproofing and fresh visual flow -Replaced toilet, sink, and cabinet with new fixtures built for modern use and water efficiency -The bathtub was preserved and scheduled for a professional reglaze — extending its life while cutting waste -Completed the room with fresh paint and trim alignment, locking in a unified and calm appearance 💡 Prognosis: This room now breathes — bright, balanced, and supportive of the daily rhythm it’s meant to serve. A complete bathroom remodeling project at 611 New Paltz Road, Highland, NY — from demolition to final polish. The team began with a full tear-out of the old finishes, removing damaged drywall and subflooring to expose the frame. Once the structure was inspected and leveled, we installed Hardie backer board to create a moisture-resistant foundation for the new tile system.

The floor was rebuilt with porcelain tile laid over a reinforced subfloor, ensuring strength and clean visual lines. Shower walls were retiled in white subway tile, chosen for timeless appeal and ease of maintenance. New water-saving fixtures — toilet, vanity, and sink — brought the space up to modern standards without losing its character.

The original cast-iron bathtub was reglazed instead of replaced, cutting waste while preserving its heavy-duty build. Fresh paint in a neutral tone and crisp white trim reframed the space with balanced light and an open feel.
