Project Notes
📸 These photos show:
A multi-level commercial transformation completed at 40 Garden Street, Poughkeepsie, NY, led by Reale Construction Rx Inc. for Baxter Build Inc.
Exterior Construction – Custom Soffit & Roof Detailing
Engineered and built a custom soffit system derived entirely from visual reference — no blueprint support.
Installed DensGlass sheathing across fascia and soffit zones for stucco application by other trades.
Constructed and capped the flat roof section for clean edge definition and waterproofing continuity.
Tied new framing into existing structural elements with precise layout and load calculations.
Basement Renovation – Bathroom Build-Out
Fully constructed a subway-tiled bathroom with new plumbing, tile floor, and full fixture installation.
Core-drilled and excavated the existing slab for drain and vent line routing.
Completed finish carpentry, trim, and mirror installations for a turnkey commercial-grade restroom.
Break Room & Upper Floor Integration
Designed and built a curved wall and soffit system, visually tying the break room to upper-level offices.
Installed a spiral staircase connecting the lower and upper floors.
Framed floating ceiling elements to mirror the curvature of the television displays — merging structure and design.
Office Suite Modernization
Assisted in remodeling five of six floors, converting raw space into flexible “build-to-suit” suites aligned with Baxter’s development model.
Integrated framing, drywall, door installs, and finish carpentry with precision for fast tenant turnover.
Maintenance Do’s & Don’ts
✅ Do:
Use moisture-resistant materials like DensGlass for any facade awaiting stucco or EIFS finish.
Coordinate trade sequencing early when soffit framing interacts with plumbing or electrical routing.
Verify field conditions when working from renderings — visual assets ≠ construction documents.
❌ Don’t:
Delay communication when field adjustments are needed; visual builds require rapid feedback loops.
Attempt to “freehand” curved framing without a fixed reference radius — precision defines the finish.
