🤕 Symptoms: -Property had been sitting vacant between owners -During winter, pipes burst and flooded both basement and main floor -Resulting damage included: -Saturated insulation and waterlogged drywall -Mold development in several zones -Destroyed kitchen cabinetry and flooring -General structural and cosmetic neglect due to extended vacancy 🩺 Diagnosis: This was a deep-in-the-bones situation — a house left cold and unattended, now suffering from water damage, mold infiltration, and disuse. The symptoms weren't just cosmetic. They were systemic. This structure needed to be fully dried out, stripped back, and rebuilt from a clean, breathable foundation. Mold had to be cleared, systems brought up to code, and the heart of the home — the kitchen — had to be entirely replaced. 💉 Treatment Plan: Step 1 – Demolition & Remediation: -Cut all affected walls 2 feet up from the floor to eliminate unseen moisture and mold -Removed all basement carpeting, drywall, and insulation -Licensed plumber repaired failed plumbing and updated the system to current code -Full mold remediation completed to ensure clean, healthy framing Step 2 – Rebuild & Restore: -Installed new insulation and drywall across affected areas -Taped, sanded, primed, and painted for a clean, cohesive wall finish -Drop ceiling installed in the basement for a tidy, functional look -Full kitchen renovation: new cabinets, countertops, sink, microwave, and range -Both bathrooms repaired with new fixtures and fresh finishes -Floating vinyl plank flooring laid across living room, hallway, and kitchen — durable and waterproof -New carpeting installed in the basement with precise cuts around fireplace/hearth -Final detail work and finish carpentry completed for a polished, move-in-ready result 💡 Prognosis: This home went from forgotten to fully functional.
