Project Overview

May 2, 2021

Jun 24, 2021

🤕 Symptoms: -Tight, restrictive layout with dividing walls blocking natural flow -Living room and kitchen disconnected, cutting off usable space -Basement laundry setup taking up valuable square footage -Non-code-compliant basement bedroom lacking egress -Uneven traffic flow from room to room -Septic line showing signs of failure with limited exterior access 🩺 Diagnosis: The home had potential but was locked into an outdated rhythm. Energy couldn’t move freely — too many walls, not enough flow. At the same time, some foundational concerns were starting to rise, literally from underground. The layout needed to be opened, realigned, and grounded in practicality, while keeping the project aligned with the homeowner’s budget and long-term vision. 🛠️ Treatment Plan: -Removed half the kitchen wall and a full living/bedroom dividing wall to create an open floor plan -Reinforced the kitchen wall cutout and transformed it into a bar-height dining surface -Installed LifeProof floating vinyl plank flooring throughout the upper floor — durable, waterproof, and clean -Converted the basement laundry room into a full bathroom, complete with shower, vanity, and toilet -Repurposed an adjacent closet into a functional laundry space -Installed a new basement egress window to bring the bedroom up to code and add natural light -Excavated the property to access the failing line and replaced the main drain pipe from septic to house -Added a septic riser extension to make future maintenance faster and safer -Finished with trim, drywall, and cosmetic touches to lock in a clean, cohesive look 💡 Prognosis: Once we opened this layout, the energy changed — literally. Walls block more than footsteps. They block light, airflow, and the way a space makes you feel. With better flow, better light, and now a solid septic system, this house is no longer stuck — and neither is the person living in it.

Project Notes

📸 These photos show:

  • Half-wall conversion into a modern bar counter

  • Unified upper-floor vinyl plank flooring and open-plan connection

  • Basement excavation for egress window installation

  • Framing and finish work for the new bathroom and relocated laundry

  • Septic access riser installation for clean future service

  • Light, modern finishes tying together each floor for continuity

This build was about flow, practicality, and peace of mind — taking an outdated space and giving it both freedom and function for first-time homeowners ready to make it their own.

Preventative Care – Do’s & Don’ts

Do:

  • Keep the egress window well clear of leaves and debris

  • Stay proactive with septic maintenance — pump every 3–5 years using the new riser access

  • Use gentle floor cleaners to preserve waterproof plank finish

🚫 Don’t:

  • Overload the bar-top counter with excess weight

  • Ignore drainage or pump system noises — they’re early warning signs

  • Let humidity linger in the basement bathroom — use venting regularly
