Multi-roof structure with fatigued flat roofing, layered aging, and exposed transition points Referred by: Property owner needing a clean, watertight finish with structural flow between roof levels 🤕Symptoms: -Old flat roofing system layered with time — saturated with wear, multiple material types stacked over aging plywood -Roof hatch showing signs of water intrusion due to failed or absent flashing -Transition between flat roof and pitched structure above was open, uneven, and vulnerable -Fascia line undefined and deteriorating — water tracking and visual clutter visible 🛠️ Diagnosis: This roof wasn’t just overdue — it was layered like an ignored health condition. Temporary fixes had been stacked over one another until the structure underneath was no longer supported, only covered. Every season added more saturation and stress. The lack of proper flashing, fascia framing, and drainage control meant the roof wasn’t just failing at performance — it was dragging down the structure’s aesthetic alignment and internal health. Poor water control means mold risk. Poor visual edges mean energetic clutter. Treatment Plan: -Performed a complete demo of all flat roof layers, down to the original plywood decking -Inspected deck integrity and prepped substrate for new system -Installed Liberty flat roll roofing system — a cleaner, more durable flat roof membrane with a tighter seal and better longevity -Framed a new fascia wall to connect and clean up the transition line between this roof and the next elevation -Installed custom white aluminum trim to fascia for a sealed, low-maintenance finish -Flashed the roof hatch in white aluminum, locking out water where it had previously been sneaking in 💡 Prognosis: This roof now reads clean, moves water confidently, and carries structure with quiet strength. It doesn’t draw attention to itself, and that’s the point — the roof should protect, not stress. Where before there were layers of noise, now there’s clarity. And with the fascia redefined, the building now breathes better — both visually and physically. Leaky flat roofs aren’t just an eyesore — they’re a slow rot to the structure and the mind. This one got its control back.

Project Notes

📸 These photos show:
A full flat-roof reconstruction and fascia restoration performed by Reale Construction Rx in Poughkeepsie, NY. Our crew began with a complete tear-off, removing multiple generations of patched roofing that had accumulated over decades. Once down to the original plywood decking, we inspected for rot, replaced compromised sections, and leveled the surface to prepare for a modern installation.

We installed the Liberty flat roll roofing system, a premium multi-layer membrane known for its tight seams, UV resistance, and self-adhering design. This system was chosen to ensure long-term durability in New York’s freeze-thaw climate while minimizing maintenance demands. A new fascia wall was framed to create a clean, unified transition between the flat section and the upper roof elevation.

To complete the aesthetic and functional upgrade, we wrapped the fascia in custom-bent white aluminum trim, providing both weather protection and a crisp architectural edge. The roof hatch — a common weak point for water intrusion — was fully flashed in matching aluminum to lock out moisture. Every fastener line was sealed, every transition tightened, and the final result is a roof that drains efficiently, looks modern, and performs quietly.

💡 Performance & Longevity:
The new Liberty membrane provides a continuous waterproof surface that flexes with temperature changes instead of cracking. The rebuilt fascia strengthens the roof’s edge integrity, reducing future warping or gutter separation. Combined, these upgrades will extend the roof’s life expectancy by decades while cutting down seasonal upkeep.

Maintenance Tips:

  • Inspect flat roofs each spring and fall for debris buildup or punctures.

  • Keep drains, scuppers, and gutters clear to maintain free water flow.

  • Examine flashing around roof hatches and wall joints for early signs of wear.

  • Avoid walking on the roof in extreme temperatures to protect the membrane.

  • Schedule professional inspections every few years to ensure drainage and seams remain optimal.
