🤕 Symptoms: -Rotted wood and unsecured furring compromising siding integrity -Old aluminum trim failing around windows and doors -Structural concerns at parapet wall and exposed rafters -Existing side door undersized and rotted around frame -Entry door at boiler room barely holding on 🩺 Diagnosis: This exterior had seen a slow but steady breakdown. Years of patch jobs left vulnerable openings — rotted framing, loose wrap, and exposed edges that let in water and wildlife. Some of the original framing and trim was still hanging on, but barely. The place didn’t need a full teardown — it needed targeted interventions that respected the structure while locking it in for the long haul. 🛠️ Treatment Plan: -Removed all rotted furring, replaced as needed, and fastened all furring strips securely to concrete with Tapcons -Removed old aluminum trim and installed new aluminum window wrap on 4 windows -Added white vinyl J-channel and double 4 clapboard siding, plus 2 outside corners to match aesthetic -Boiler door: stripped down, reinforced framing, reinstalled existing door with new hinges (fit preserved) -Side entry door: replaced with a custom-trimmed 32”x80” steel door, painted and sealed — includes new hardware and white storm door -Removed rafters by the flat roof to flash behind siding layers, then refastened rafters to sub-wall properly -Rebuilt and extended parapet wall with 2x6 framing, sheathed in plywood strips to carry siding and aluminum cap -Installed vertical 2x6/2x8 supports between roof deck and rafters to strengthen pitched roof connections 💡 Prognosis: This wasn’t cosmetic. It was surgery. The result? An exterior that finally works with the elements, not against them. Everything is sealed, flashed, supported, and ready for many more seasons. From patched to protected, this house now stands firmer in both structure and appearance.

  • Lean ladders or heavy tools against J-channel or aluminum trim — they dent easily

  • Ignore small water leaks near parapet walls or roofline intersections
