Project Overview

Apr 29, 2019

May 18, 2019

🤕 Symptoms: -Shingles visibly worn and curling at edges -Multiple small leaks reported during rainstorms -Roof decking showing signs of soft spots and fatigue -Long-term weather exposure without updated protection -Aging underlayment no longer providing proper seal 🩺 Diagnosis: The roof had reached the end of its useful life. Water had found its way in through multiple points, and the shingle field was deteriorating. Underneath, the decking showed signs of past damage — not everywhere, but enough to raise concern. At this point, patching would’ve been a temporary fix. The house needed a full reset from the sheathing up. 🛠️ Treatment Plan: -Full tear-off of the old roofing system, including damaged shingles and underlayment -Repaired and replaced sections of roof decking where rot or softness was found -Installed Owens Corning synthetic underlayment for upgraded moisture and wind protection -Finished with Owens Corning Duration architectural shingles, chosen for their durability, wind resistance, and clean look -Reinforced ridge ventilation for proper airflow and longevity of attic space 💡 Prognosis: The roof is now solid, sealed, and built to stand up to the elements. With the structural repairs made and top-tier materials installed, this home can breathe easy for the long haul. Not only is it leak-free — it’s protected from the next storm, and the next season, and the next decade.

Project Notes

📸 These photos show:

  • The removal of the entire original roofing system, layer by layer — starting with the top shingle field, down to nails and deteriorated underlayment. The crew worked methodically to expose the deck, using magnetic sweepers to keep the jobsite clean and safe from stray fasteners.

  • Exposed roof decking was carefully inspected for hidden moisture intrusion, soft spots, or rot. Each suspect area was probed, mapped, and fully cut out — sometimes down to the rafters. We used new CDX plywood, properly staggered and fastened, to restore complete integrity. All cuts were flashed and taped to tie the new sheathing into the old, avoiding future “cold joints” or weak spots.

  • All vent boots, existing flashing, and valley metal were removed and replaced with new materials. Chimney flashing and step flashings at roof-to-wall transitions were custom-bent on site for a watertight fit.

  • Owens Corning synthetic underlayment was rolled out over the deck with high-tack fasteners, ensuring wrinkle-free, continuous coverage. This included critical double-coverage at all eaves and valleys for ice dam defense, plus full laps at penetrations.

  • Duration architectural shingles were installed with strict adherence to manufacturer spec: six-nail pattern per shingle, chalked starter rows, and proper shingle alignment for wind resistance and warranty. Valleys received woven shingle protection for additional leak resistance.

  • Ridge vent was installed at the peak, cut precisely to vent only the attic without sacrificing structure. Baffles and screens prevent debris entry, and the vent system is capped with shingle-over cover for a seamless look.

  • The crew took time to check every detail: starter strips sealed with adhesive, flashing caulked at all intersections, and all waste and debris were hauled off site. Final walkthroughs were done to check for high nails, debris, and loose edges, guaranteeing a 100% clean result.

  • The finished product is a roof that not only looks tight and uniform but is built to shed water, breathe, and defend against wind, snow, and sun for decades. There are no soft spots, no visible seams, and no hidden weaknesses — just a job done right, start to finish, without a single corner cut.
