Overview

Nov 1, 2015
🤕 Symptoms:
-Severely bowed and deteriorating flat roof with evidence of long-term water pooling
-Roof rafters compromised by moisture, showing signs of rot and sag
-Fascia boards weakened and peeling from years of exposure
-Unsafe, rotted back staircases creating a major hazard at both rear entries
🩺 Diagnosis:
This mobile home had been sitting in quiet decline — an inherited space caught between the past and its next chapter. The flat roof was bearing the brunt of that pause, with sagging structure and visible ponding. Below, rotted staircases made basic entry a liability. It was clear this unit needed more than patchwork — it needed to be stabilized, restructured, and made safe for the future.
💉 Treatment Plan:
-Removed the entire deteriorated flat roof membrane
-Replaced all damaged roof rafters to restore strength and level the structure
-Installed new fascia boards and wrapped them in protective aluminum for long-term resilience
-Framed and installed two new pressure-treated staircases, reinforced for both safety and longevity
-Rebuilt the flat roof using modern materials and proper drainage to prevent future pooling and degradation
💡 Prognosis:
Now this mobile home has a roofline you can trust and steps you can count on. The structure is safe, sealed, and ready for whatever comes next — whether resale, rental, or renewed family use. It went from soft and sagging to solid and squared away.
